This feasibility study for SL Green Realty, located at the north end of Manhattan’s Times Square, envisioned a new, single tenant, 10,000 sq. ft. flagship location for a large retail brand. Offering four stories of retail space and one floor of offices and showrooms, the new structure maximizes the allowable floor-area ratio, retail square footage, visible street frontage and LED billboard advertising on the building’s facade-an iconic element and a prime revenue driver of any new Times Square Development.
